    About Roof Coatings

    While most roof coatings are advertised to imply they will easily make a leaky flat commercial roof waterproof again, as with most things, the difference is in the details.

    GAF, the largest roofing materials manufacturer in the United States, puts it very succinctly on Page 5 of its Liquid-Applied Roofing Manual:

    “When installed on an existing roof, a roof coating should only be applied to non-leaking roofs.  While coatings may help seal some pinhole leaks not visible to the naked eye, they will not generally find and repair existing leaks.  Accordingly, existing roof leaks will need to be identified and repaired prior to coating.”

    Here are some the items that are also often required as part of a (weakly) warranted roof coating system:

    1. Repair the roof so that the roof does not pond water
    2. Conduct a moisture survey
    3. Remove and replace any areas of wet insulation or cover board
    4. Fill gaps larger than 1/16” with flashing grade material
    5. Repair existing roof membrane with like materials
    6. Perform an adhesion test
    7. Pressure wash with cleaner up to 3X
    8. Treat any algae, mildew or fungus
    9. Seal seams, flashings, and penetrations
    10. Apply Primer coat @ 50° and rising with no dew, frost, fog, or rain forecast for 2-8 HR
    11. Apply base coat @ 50° and rising with no dew, frost, fog, or rain forecast for 2-8 HR
    12. Apply top coat @ 50° and rising with no dew, frost, fog, or rain forecast for 2-8 HR
    13. Seal gutters
    14. Cap pitch pans with metal
    15. Install condensate lines from HVAC units to gutters and fasten to roof

    Types of Roof Coatings

    Here are some of the most commonly available types of roof coating:

    Acrylic Roof Coatings

    (i.e. – GAF Acrylic Top Coat https://fliphtml5.com/htrxm/abbo):

    • For use on metal, concrete, TPO, PVC, Hypalon, SPF, EPDM and asphalt roof systems
    • Water-based elastomeric
    • 53% solids
    • 3 YR Solar Reflectance Index (SRI) – 87 (White roof coatings are reflective so they are energy efficient by helping keep the building cooler)
    • Takes 28 days to fully cure and is to have any standing water on it removed during the curing period
    • Does not hold up to ponding water even after cured
    • Prone to peeling and cracking
    • Typically unreinforced so low strength

    Asphalt Emulsion Roof Coatings

    (i.e. Johns Manville Asphalt Emulsion Roof Coating – https://www.jm.com/en/commercial-roofing/coatings/asphalt-emulsion-roof-coating/):

    • For use with asphalt-based roof systems
    • Asphalt-based clay emulsion
    • Water based, low VOC and UV resistant.
    • Mineral-fiber reinforced
    • 51% solids
    • Flexible at 32° F
    • Breathable; allows water vapor to escape
    • Roof must be swept clean and free from oils and loose material
    • 3 YR Solar Reflectance Index (SRI) – N/A (Black coatings absorb about 95% of the sun’s heat).
    • Requires bituminous primer
    • Requires rain & frost-free for 24 HR after application
    • Typically unreinforced so low strength

    Silicone Roof Coatings

    (i.e. Gaco S42  https://gaco.com/product/gacoflex-s42/#product-tabs):

    • For use on metal, concrete, TPO, PVC, Hypalon, SPF, EPDM and asphalt roof systems less than 25 YR old having a minimum slope of 2%
    • High solids elastomeric silicone
    • 95% solids
    • 3 YR Solar Reflectance Index (SRI) – 66 (White roof coatings are reflective so they are energy efficient by helping keep the building cooler).
    • Reduce heat absorption, keeping the building cooler and potentially lowering energy costs.
    • Overspray hazard within 400 FT of application
    • Nuclear or infrared scan required
    • Wet roofing materials must be removed and replaced
    • All air intake must be off to prevent fumes from entering building
    • Roof membranes with exposed reinforcing are disqualified
    • Roof membranes that have shrunk or are brittle are disqualified
