<p>Since the heaviest rainfalls often occur during the warmer months of the year, it seems logical that older flat commercial roofs would also leak more at that time but that’s not usually the case.</p>
<h2>How does Weather Impact Flat Commercial Roofs?</h2>
<p>What happens is that although the total amount of water on the roof is often greater from rainstorms during the warmer months, that rain also can run off the flat commercial roof much more quickly shortening the amount of time the water can work its way into the cracks and gaps in a leaky flat commercial roofing system.</p>
<p>When snow is on a flat <a href="https://www.manchesterroofingsystems.com/roof-maintenance/roof-coatings-chester-county-pa/"  data-wpil-monitor-id="80">commercial roof</a> and the bottom of the snow starts to melt, the water has much more time to find any cracks and gaps in the flat commercial roof system and leak into the building than when it rains and the water runs off the flat commercial roof much more quickly.</p>
<p>How much a flat <a href="https://www.manchesterroofingsystems.com/areas-served/king-of-prussia/"  data-wpil-monitor-id="121">commercial roof</a> leaks from melting snow shows the true condition of the roof.  Flat <a href="https://www.manchesterroofingsystems.com/areas-served/allentown-pa/"  data-wpil-monitor-id="156">commercial roofs</a> that don’t leak much during rainstorms but leak more from melting snow are still allowing enough water into the flat commercial roof system during rainstorms to rot wood roof deck, rust metal roof deck and deteriorate masonry walls over time.  The longer water is getting into a flat <a href="https://www.manchesterroofingsystems.com/areas-served/commercial-roofing-swedesboro-nj/"  data-wpil-monitor-id="171">commercial roofing</a> system the more the deterioration takes place and the more expensive it is to replace.</p>

<li><strong>Seam Failures:</strong> EPDM seams are not permanent, they are held together with tape.  When the tape begins to fail the seams open up and let the water in.  Most seam repairs do not last long and the system will continue to leak until it is replaced:</li>

<p>Whether a partial or full tear-off of a flat roof is needed is straight-forward, or at least it should be.  After all, <em><strong>the most common reason a flat roof tear-off is needed is to remove any part of the roofing system that is wet below the roof surface</strong></em>.  There are other reasons, including building code and the building owner’s preference, that may require the tear-off of part or all of the existing roof, but these typically come into play much less frequently.</p>
<p><em><strong>Most every roofing system manufacturer specifically calls out that their system should not be installed over existing roofing substrate that is wet. </strong></em> In addition to it being poor construction practice in general to leave wet building components in place when part of the building envelope is repaired or replaced, there are important structural aspects of a new roof that would be compromised over time by leaving wet substrate in place.</p>
<p>There are a number of ways to determine whether there are areas of a flat roof that are wet.  While some, like thermal imaging, are somewhat high-tech and expensive, <em><strong>taking core samples in areas that are likely to be wet is a quick, easy, and very low-cost way to know whether a roof is wet, merely damp, or dry below the surface</strong></em>.</p>

<p>So to recap, wet areas below the roof surface must be removed before the new roof is installed and they are not difficult to find.  Unfortunately, that’s where the straight-forward part ends on occasion.</p>
<p><em><strong>In an effort to look like they are including more work for the same cost, it is not unheard of for certain roofers to tell a building owner that a roof with a dry substrate needs to be torn-off and include it as part of the cost of their bid only to not do a tear-off or only do a token area for appearance&#8217;s sake.</strong></em>  With the cost of a flat roof tear-off ranging from approximately 1.-2.50/SF depending on the size of the tear-off, the thickness, weight, and composition of the roofing material being removed, and the quantity of tear-off being each day, it is a way for a dishonest roofing contractor to seemingly be doing more work for the same price but then not actually doing the tear-off before the new flat roof is installed.  <em><strong>It’s a classic bait &amp; switch</strong></em>.</p>

<p>In both cases, the building owner is being cheated and often will not know it for many years to come as owners are rarely on the roof for any length of time while the work is being done.  <em><strong>A simple way for building owners to know whether their roof needs a partial or complete tear-off is to ask each of the roofers bidding on the job to include photos of the core samples and/or the samples themselves with their bid.</strong></em>  As far as making sure any required tear-off is actually being done, <em><strong>choosing a trustworthy roofing contractor to do the work is the best place to start, but making each bidder aware that several random core samples will be taken after the new roof is completed is the best guarantee</strong></em>.</p>

<p><span style="color: #000000; font-family: Calibri; font-size: medium;">For low-slope roofs (the technical name for what most people refer to as a flat roof or a commercial roof) that have already started leaking, may not be in the best of shape, or don’t have the best drainage, the most accurate answer is &#8220;it really depends&#8221;.  Some low-slope roofs will benefit from application of professional quality waterproofing roof coatings, but there are a number of important criteria that will affect whether it’s a cost-effective way to extend the life of a roof or just a Band-Aid for which the money spent would have been better put towards a new roof instead.<br />

<h3><span style="color: #800000;">Are roof coatings waterproofing or just reflective?</span></h3>
<p><span style="color: #000000; font-family: Calibri; font-size: medium;">It may be a surprise but the assumption that all roof coatings are waterproofing is incorrect. <span style="color: #800000;">While manufacturers of professional quality <a href="https://www.manchesterroofingsystems.com/roof-maintenance/roof-coatings-chester-county-pa/" data-wpil-monitor-id="87">roof coatings</a> offer products that are both waterproofing and reflective, most roof coatings sold in big-box home improvement stores are only reflective coatings even they are often marketed as waterproofing. </span></span></p>
<p><span style="color: #000000; font-family: Calibri; font-size: medium;">If you review the manufacturer’s website closely, particularly their “tech data sheets”, this fact will be called out. Unfortunately, this information is usually not clearly spelled out in the advertising or labeling on the containers. </span></p>
<p><span style="color: #000000; font-family: Calibri; font-size: medium;">Here’s an ad for a roof coating widely distributed by a home improvement store which would certainly make you think it was a waterproofing roof coating:</span></p>

<p><span style="color: #000000; font-family: Calibri; font-size: medium;">Locating and sealing leaks individually on even a small low-slope roof is a time consuming job and is certainly likely to be less than 100% thorough. Having to do so at all greatly offsets a primary benefit of a roof coating, namely being able to cover the entire roof thoroughly so as to avoid missing individual leak points. <span style="color: #800000;">While reflective coatings are much more energy efficient than a black roof, used alone they won’t stop leaks larger than hairline cracks or pinholes any more than most latex paint. </span></span></p>

<h3><span style="color: #800000;">Send in the reinforcement</span></h3>

<p><span style="color: #000000;"><span style="font-family: Calibri; font-size: medium;"><span style="color: #800000;">Good roof coatings are fully reinforced</span>. Reinforcement is a layer of polyester fabric embedded in the roof co</span><span style="font-family: Calibri; font-size: medium;">ating that gives it the </span></span><span style="color: #000000; font-family: Calibri; font-size: medium;">strength to bridge seams, splits, blisters and the expansion and contraction stresses that the roof coating film itself cannot withstand over time on its own.<span style="color: #800000;"> Most roof coatings are not reinforced and are highly susceptible to having the stresses and defects in the underlying roofing system “telegraph” through any unreinforced sealant and the roof coating film. Unreinforced roof coatings are approximately 8.5x weaker than reinforced systems.</span> Reinforced roof coating systems often are Class 1 FM 4470 approved that can function both as a stand-alone roof system and as a recover to an existing low-slope roofing system.  </span></p>

<h3><span style="color: #800000;">Roof coatings are seamless and fully-adhered, but they rely on adhesion</span></h3>
<p><span style="color: #000000; font-family: Calibri; font-size: medium;">Since seams are one of the primary points in a commercial roofing system to leak, the seamless aspect of a roof coating is an attractive feature. The other side of that coin is that <span style="color: #800000;">roof coatings must depend on adhesion to the existing roof for attachment</span>. In order for the existing roof to be ready to accept a roof coating, it must be thoroughly cleaned, dry, and able to be well adhered to. Typical preparation required for professional quality waterproofing coatings include pressure washing after application of special heavy-duty detergent and often application of an adhesion promoting primer. Not surprisingly, these are extra steps when compared to installation of a new single-ply roof.</span></p>
<p><span style="color: #000000;"><span style="font-size: medium;"><span style="font-family: Calibri;"><span style="color: #800000;">Most roof coating manufactures call out in their application instructions the conflicting goals of thorough pressure washing and keeping water out of the splits, cracks, open seams, or other areas that are the problem in the first place. Often the leak points are also dirty enough that effectively sealing them before pressure washing is not very practical and certainly time-consuming.</span> Keeping pressure washer water out of the existing roofing is for much more than trying to prevent leaking into the interior of the building. Because some roof coatings, especially those most resistant to water penetration, are not “breathable”, having moisture in the existing roof assembly prior to application of the roof coating creates the significant problem of eventually having blisters from the moisture trying to exit the roof. These blisters are highly susceptible to rupturing and a primary leak point in roof coating systems. </span></span></span></p>
<p><span style="color: #000000; font-family: Calibri; font-size: medium;"><span style="color: #800000;">The other aspect of adhesion which is of significant concern is how well the existing roof is still adhered to the building itself</span>. Whereas an existing mechanically attached roofing system (a system in which the roof membrane itself and the underlying insulation, if any, is attached with screws to the metal, wood, or concrete roof deck that sits atop the building’s ceiling joists) is reliably secured to a building, </span><span style="color: #000000; font-family: Calibri; font-size: medium;">an existing fully adhered roofing system that is being considered for a roof coating may well have far less attachment to the insulation and/or the building than when it was originally installed.</span></p>
<p><span style="color: #000000;"><span style="font-family: Calibri; font-size: medium;">It is fairly common for the roofing membrane (such as EPDM, TPO or PVC) to be glued to ISO insulation boards which were mechanically attached to the roof deck. The problem is that often over time either the membrane will separate from the ISO or the top facer of the ISO board will separate from the board itself leaving the roofing membrane attached to not much of anything.  On this building, the EPDM rubber membrane is secured to only the parapets and the flashings, the deck membrane is not attached to anything:<span style="color: #0000ff;">   </span></span><a title="https://www.youtube.com/watch?v=sc3Ge0fNi9E" href="https://www.youtube.com/watch?v=sc3Ge0fNi9E" target="_blank" rel="noopener"><span style="color: #0000ff; font-family: Calibri; font-size: medium;">https://www.youtube.com/watch?v=sc3Ge0fNi9E</span></a></span></p>
<p><span style="color: #000000; font-family: Calibri; font-size: medium;">A similar situation can occur when ISO is adhered with asphalt or foam adhesive to a roof deck. Over time it is not unusual for </span><span style="color: #000000; font-family: Calibri; font-size: medium;">the adhesive to loose some or all of its holding capability leaving the roofing membrane attached to the top side of the ISO board but the board having little attachment to the roof deck.  Of course that assumes the ISO was even properly attached in the first place.  In this picture, ISO that supposedly had been fully adhered to the roof deck with hot asphalt under the observation of a general contractor, an architect, and state inspectors, was in fact never even close to fully adhered.</span></p>

<p><span style="color: #000000; font-family: Calibri; font-size: medium;">Many existing <a title="commercial roofing" href="https://www.manchesterroofingsystems.com/commercial-roof-and-repair-services/">commercial roofing</a> systems consist of old Mod-Bit modified-bitumen torch-down roofing which itself primarily relies on weight for attachment as the roofing nails used in the base sheet provide little withdrawal strength. Here, in high winds that didn’t damage other buildings in the same area, the Mod-Bit roof on this building let loose and left a large area of the building exposed to water damage.</span></p>

<p><span style="color: #000000; font-family: Calibri; font-size: medium;">Another aspect of thickness that is especially important to low-slope roofing is consistency. Whether a roof coating is sprayed, rolled, or brushed on, the likelihood of the mils fluctuating outside the range specified by the manufacturer is fairly high even with the best of applicators due to the inconsistencies inherent to the site-applied aspect of the process. The only way to really ensure the minimum required mils are applied is to apply somewhat more coating than required but doing so also increases both material and labor costs as well as the chances of pinholes forming in the newly applied roof coating.</span></p>

<p><span style="color: #000000; font-family: Calibri; font-size: medium;">If your <a title="commercial roof" href="https://www.manchesterroofingsystems.com/areas-served/burlington-county-new-jersey/">commercial roof</a> has a slope of ¼” per foot (a 1/12 slope) or more, has interior drains or an edge-mounted gutter, does not use scuppers for primary drainage, and has no ponding water (water that is still present after 48 HR since the last precipitation), you have the drainage characteristics needed (and sometimes required by the roof coating manufacturer) for most commercial roof coatings to function as designed.  Some more forthright roof coating manufacturers require ½” per foot (a 2/12 slope) in order to be eligible for more than a 5 YR warranty.</span></p>
<p><span style="color: #000000; font-family: Calibri; font-size: medium;"><span style="color: #800000;">Each of the drainage characteristics needed for a roof coating to perform properly are frequently not all present on low-slope roofs and are often on the expensive side to correct on an existing roof.</span></span></p>
<p><span style="color: #000000; font-family: Calibri; font-size: medium;">One common approach to trying to correct drainage problems on an existing low-slope roof is to add a layer of spray polyurethane foam before the roof coating is applied. Often though, the SPF is not an even surface and does not facilitate the needed drainage nearly as well as advertised. On this <a title="commercial roof" href="https://www.manchesterroofingsystems.com/areas-served/allentown-pa/">commercial roof</a>, many “birdbaths” or small puddles of ponding water are present on the uneven spray polyurethane foam SPF surface.</span></p>

<p><span style="color: #000000; font-family: Calibri; font-size: medium;">Birds also come into play on some SPF with roof coating systems because they often feel the need to peck through the surface of the roof coating into the SPF creating holes in the roofing system. And while the closed cell nature of spray polyurethane foam SPF is advertised as being waterproof in and of itself, there are plenty of low-slope roofs with wet SPF on them. </span></p>
<p><span style="color: #000000;"><span style="font-size: medium;"><span style="font-family: Calibri;"><span style="color: #800000;">Some solvent based roof coatings such as butyl, silicone &amp; urethane are better able to resist leaks from ponding water, but they are also not breathable meaning that any moisture already within the existing roof system will not be able to get out through the roof coating. When  the drive from any moisture in the existing roof meets the resistance of the roof coating, the roof coating will eventually blister. </span>The blisters, especially in unreinforced roof coating systems, will often rupture allowing bulk water to enter the existing roof assembly and building. Trapped moisture in unvented <a title="flat roofing" href="https://www.manchesterroofingsystems.com/sometimes-flat-roof-tear-rip/">flat roofing</a> systems is not unique to roof coatings. Blisters in BUR built-up roof systems go all the way back to  moisture being present during installation.</span></span></span></p>
<p><span style="color: #000000;"><span style="font-size: medium;"><span style="font-family: Calibri;"><span style="color: #800000;">Acrylic roof coatings are not able to withstand ponding water and will emulsify, creating a hole in the waterproofing coating</span>.  Some roof coating manufacturers consider the need to re-apply a roofing coating in areas of the roof that pond water a <a href="https://www.manchesterroofingsystems.com/roof-maintenance/roof-maintenance-newark-nj/" data-wpil-monitor-id="13">maintenance</a> item but in reality it is a repair that may or may not be able to be properly made at the time the roof starts leaking based on the season, the weather, and how wet the roof system becomes where the leak has occurred.</span></span></span></p>
<h3><span style="color: #800000;">Do roof coatings really save money?</span></h3>
<p><span style="color: #000000; font-family: Calibri; font-size: medium;">The biggest reason most building owners are interested in roof coatings is that they are often marketed as being a less expensive way to a “new” roof (“your roof reborn” or “restore your roof” are common tag lines). As in most cases though, reality is somewhat different than the advertising. While unreinforced roof coatings, if applied while a <a title="commercial roof" href="https://www.manchesterroofingsystems.com/areas-served/berks-county-pa/">commercial roof</a> is still in good shape, can extend the life of the current roof and are often initially less expensive than a new roof, what you get for your money is far different in a number of important aspects.</span></p>
<p><span style="color: #000000; font-family: Calibri; font-size: medium;">One primary attribute of a new roofing system is that it has a ply component to it. Single-ply roofing systems such as EPDM, TPO &amp; PVC are, as the name implies, comprised of one stand-alone layer of roofing membrane. <span style="color: #000000;"><span style="font-size: medium;"><span style="font-family: Calibri;"><span style="color: #800000;">Additionally, but of fundamental importance, is that single-ply membranes are manufactured under factory controlled conditions vs. roof coating membranes are made on-site. </span></span></span></span> The majority of roof coating systems are unreinforced and merely an addition to the existing roofing membrane.  They not able or approved to function as stand-alone <a title="commercial roofing" href="https://www.manchesterroofingsystems.com/areas-served/bucks-county-pa/">commercial roofing</a> systems.<br />
</span></p>
<p><span style="color: #800000; font-family: Calibri; font-size: medium;">The primary reason many people are under the impression roof coatings are an inexpensive way to repair a leaking roof is that many roof coatings are inaccurately marketed as waterproofing when they are primarily reflective. The ability of most retail roof coatings to “seal hairline cracks and pinholes to increase water resistance of the roof and prevent leaks” is about the same as most latex paints. </span></p>
<p><span style="color: #000000; font-family: Calibri; font-size: medium;">A large part of the potential cost savings of professional quality waterproofing roof coatings is predicated on not having to <a title="Sometimes a Flat Roof Tear-off is a Rip-Off" href="https://www.manchesterroofingsystems.com/roofing/sometimes-flat-roof-tear-rip/" target="_blank" rel="noopener">tear-off</a> an existing roof   the existing roof. And while not having to tear-off an existing roof will save on average 1.50/SF-2.50/SF in tear-off costs alone, many existing roofs are not torn-off anyway. Although the IBC International Building Code specifies low-slope roofs with two or more systems be torn off down to the deck, most municipalities recognize that the older BUR built-up roof systems that primarily drove this requirement (typically weighing 8-12 LB/SF) were far heavier than most single-ply systems weighing .25 LB – 1 LB/SF and so allow a maximum 8 plies being the nominal equivalent of two 4-ply BUR systems. <span style="color: #800000; font-family: Calibri; font-size: medium;">If however you are in a municipality that would require the existing roofing to be torn off before installation of a new single-ply roofing system and the existing roof is suitable for a roof coating system, the roof coating system may be less expensive even over a 20 year period.<br />
</span></span></p>
<p><span style="color: #000000; font-family: Calibri; font-size: medium;">Labor costs are often higher on reinforced waterproofing roof coating systems than for traditional single-ply systems due to the time required for cleaning and prepping the existing roof, embedding the reinforcing fabric, and applying the 3-5 individual coats of primer, foundation, and finish.</span></p>
<p><span style="color: #000000; font-family: Calibri; font-size: medium;"><span style="color: #800000; font-family: Calibri; font-size: medium;">On a cost per mil or cost per year basis, professional quality reinforced waterproofing roof coatings are usually more expensive than some single-ply roofs.  In fact, the better manufactures of these roof coating systems often do not claim to be less expensive than other roofing systems, but better. For some applications, they do have one or more clear advantage.</span></span></p>

<h3><span style="color: #800000;">What’s the warranty like?</span></h3>
<p><span style="color: #000000; font-family: Calibri; font-size: medium;">Perhaps not surprisingly, most retail roof coatings have material only warranties. Material warranties merely provide additional quantities of the roof coating should a manufacturing defect in the coating be able to be proved. This is a very high threshold and very limited responsiveness to be sure. Some professional quality waterproofing roof coatings have system warranties available at additional cost, covering both materials &amp; labor, but they’re often split in responsibility resulting in the very real possibility of the manufacturer and contractor pointing a finger at each other. Many professional quality waterproofing roof coatings have a 10 year or longer warranty implying an effective life of at least that long but <span style="color: #800000; font-family: Calibri; font-size: medium;">due to the many variables affecting adhesion, roof drainage, DFT dry film thickness, moisture content of the existing roof, condition of the existing roof membrane, and because roof coating warranties are so weak, assuming a shorter effective life than the stated warranty is often prudent.  In fact when viewed from a truth-in-advertising standpoint, the warranty term of many roof coatings is more than a bit suspect.<br />

<h3><span style="color: #800000;">Climate condition application challenges</span></h3>
<p><span style="color: #000000; font-family: Calibri; font-size: medium;">While the Southwest and much of the Western US offer solid climatic conditions for the application of roof coatings due to their typically longer periods of dry, warm weather and lower number of deciduous trees, in other areas of the US these factors as well as wind have a significant impact on the application of roof coatings.</span></p>
<p><span style="color: #000000; font-family: Calibri; font-size: medium;">First and foremost, having the total number of warm sunny days needed to apply a roof coating system doesn’t mean much if they are separated by frequent rain which is often the case in the East, South, Midwest and Northwest. Obviously this is compounded if the roof substrate is already wet and/or the roof drainage is less than optimal.</span></p>

<p><span style="color: #000000; font-family: Calibri; font-size: medium;">Leaves, seeds, and nuts from trees can often throw a fairly significant monkey wrench into freshly applied roof coatings resulting in not only aesthetic but film thickness issues. Wind often makes this situation worse and promotes some significant challenges of it’s own.</span></p>
<p><span style="color: #000000; font-family: Calibri; font-size: medium;">It’s not unusual for roofs that are otherwise suitable for coating to have significant drawbacks due to overspray concerns. Here’s a building with a leaking  metal roof that would greatly benefit from a waterproofing  <a href="https://www.manchesterroofingsystems.com/roofing-services-allentown-pa/">roof coating</a>, but the usage of the property as a car dealership with service department parking adjoining the building make the 3-5 coats of roof coating that would be sprayed on more than a minor issue. The temporary windscreens that would be necessary for such an application add both labor and material costs and cannot be counted on to be 100% effective</span>.</p>

<h3><span style="color: #800000;">Specialized (and not so specialized) applications</span></h3>
<p><span style="color: #000000;"><span style="font-family: Calibri; font-size: medium;">Not surprisingly there are situations where some roof coatings are the go-to roofing system for the task at hand. The alternating colors of this hotel convention center roof in Florida were achieved through a reinforced roof coating system manufactured by Quest Construction Products’ Hydro-Stop division </span><a title="http://www.quest-cp.com/premiumcoat-system" href="http://www.quest-cp.com/premiumcoat-system" target="_blank" rel="noopener"><span style="color: #0000ff; font-family: Calibri; font-size: medium;">http://www.quest-cp.com/premiumcoat-system</span></a></span><span style="color: #000000; font-family: Calibri; font-size: medium;">.  The same system was used to fix an ongoing leaky roof at the University of Hawaii NASA Infrared Telescope Facility and on NASA’s space shuttle crawler. It is also intended for more common uses such as this twin home in Drexel Hill, PA.     </span></p>

<p><span style="color: #800000; font-family: Calibri; font-size: medium;">In summary, the best low-slope roofs to use a professional quality waterproofing roof coating on are in good condition including a dry substrate with few leak points, have good drainage including no areas of ponding water, and are in locations that have dry and warm weather for contiguous periods long enough to dry out the existing substrate if it has been wet and complete the project without airborne contaminants such as heavy dust in industrial areas or leaves or seeds from adjacent trees. The safest way to ensure a roof coating system will stand the test of time is to use a reinforced system.</span></p>

<p>Cool roofs have been around for a long time—decades for sure, and perhaps for centuries. In many warm-weather countries such as Greece, Spain, and Bermuda, folks have long been painting their roofs white and have understood the benefits of reflecting the sun’s energy back into the atmosphere rather than heating the house or building.</p>
<p>In the United States, cool roofs started to surface in the mid-1970s with polyvinyl chloride (PVC) single-ply roof membranes and, later in the late 1990s, with thermoplastic olefin (TPO) roof membranes. According to industry statistics, PVC and TPO roofing reflective membranes have become the fastest-growing segment of the commercial roofing market. It is estimated that thermoplastic membranes have increased in square footage sold by 136% from 2001 to 2012. Dark-colored membranes such as ethylene propylene diene monomer (EPDM), modified bitumen, and built-up roofing (BUR) have lost an estimated 30% in square footage sold in the same time frame.</p>
<p>Titanium dioxide (TiO2) is a white pigment used in a variety of applications to impart opacity, whiteness, brightness, and UV durability.  TiO2 allows a material to have superior optical properties.  Due to the high reflective index of TiO2, there are few if any comparable substitutes.  TiO2 uniquely reflects the infrared portion of the solar spectrum, maximizing solar reflectivity.</p>
<p>Besides making things white, TiO2 pro­vides a significant weathering benefit for long-term applications such as single-ply roof membranes. In basic terms, the more TiO2 a product has in it, the better it will weather. Laboratory testing indicates that the more TiO2 there is in the exposed top surface of the membrane, the less weight loss occurs in the membrane. As TiO2 content increases, the effectiveness of protection from radiation increases, and the loss/degradation of binder/resin caused by radiation decreases.</p>
<p>One of the best ways to improve the weathering of a PVC or TPO membrane is to increase the loading of TiO2 in the top surface.   TiO2’s inherent characteristics, such as high brightness, opacity, neutral and blue undertone, solar reflectivity, chalk resis­tance, weather durability, lightfastness, gloss, and mechanical property retentions can be built into the manufacturing pro­cess. Other surface characteristics, such as compatibility to roofing substrate, optimized dispersion, and ease of processing must be further engineered to meet the final require­ments of roofing membranes.</p>
<p>Much has been written about the ben­efits of cool roofing. A study conducted by Lawrence Berkeley National Laboratory (<a href="http://www.lbl.gov/" target="_blank" rel="noopener">http://www.lbl.gov/</a>) confirmed that a cool roof lessens the flow of heat from the roof into the building, reducing electricity demand for space cooling in conditioned buildings. According to the authors of the study, sub­stituting a weathered cool roof for a conventional darker-colored roof could have a far-reaching energy saving impact per SF of roof area, annually, averaged across the US.</p>

<p><a id="SRI" name="SRI"></a>A standard black roof will rise up to 90° F over the air temperature in full sun; a standard white roof will rise up to 15° F.  Such has significant implications in terms of energy efficiency, building occupant comfort (productivity), roofing system life, pollution, and the urban heat island (the condition resulting from the combined UV absorption of urban building materials).  The greatly reduced temperature rise of a white roof also significantly reduces the expansion and contraction cycle of the roofing material and such has a corresponding effect on the effective life of the roof.  For example, even a thermoplastic rubber roof restoration compound, if black in color and left unprotected from the sun’s UV rays, will experience catastrophic failure within approximately 3 YR.</p>
<p>LBNL estimated that retrofitting 80% of the 277.71 billion SF of conditioned commer­cial buildings in the US would yield annual energy cost savings of $735 million.  Besides the most obvious variable of cooling degree days based on the geographic location of the building, the cost of electricity and the number of stories in a building have a significant impact on cost savings.  Single story buildings such as warehouses and production facilities will realize much more significant energy savings from a cool roof than say a 20 story office tower.  Also not readily apparent from these calculations is that while there are no electricity cost savings from the unconditioned portion of buildings, the approximate 8°-10° reduction in indoor air temperature can have a positive productivity effect on employees working in those spaces.</p>
<p>Similarly, the relatively high cost of electricity in some Middle Atlantic states provide a strong benefit for energy savings even though the Southwest and Southeast have far more cooling degree days (CDD).  For instance, with an average cost of 16.73 cents per kilowatt hour in July 2014 (<a href="http://www.eia.gov/" target="_blank" rel="noopener">http://www.eia.gov/</a>) and 1,365 CDD (<a href="http://www.degreedays.net/" target="_blank" rel="noopener">http://www.degreedays.net/</a>), New York has 39% more cooling cost than the US average and only 14% less than Dallas or Jacksonville.</p>

Also resulting from a widespread adoption of highly reflective roofing would be an annual carbon dioxide (CO2) reduction of 6.23 million tons (offsetting the annual CO2 emissions of 1.2 million cars), an annual nitrogen oxides (NOx) reduction of 9.93 kt (offsetting the annual NOx emissions of 0.57 million cars), an annual sulphur oxides (SOx) reduction of 25.6 kt (offsetting the annual SOx emissions of 815 peak power plants), and an annual mercury (Hg) reduction of 126 kg. Beyond energy savings and the reduction of pollutants, cool roofs con­tribute to the reduction of the urban heat island effect, a source of smog and other environmental burdens.</p>
<p>Despite the exceptional track record of some cool-roof technology over decades, cer­tain individuals and some companies within the low-slope roofing industry have recently attempted to cast doubts on the fundamen­tal science behind cool roofs and the energy impact of cool roofs in northern climates. The energy benefits of reflective roofing in southern climates have come to be broadly accepted and recognized. If one accepts that cool roofs provide energy saving benefits in cooling-dominated climates, the intuitive corollary is that reflective roof surfaces are disadvantageous in heating-dominated climates. One might assume that black, minimally reflective surfaces will absorb the sun’s energy in the winter, presumably reducing heating energy loads.</p>
<p>The answer is not quite as simple as it might first appear. Winter days are shorter than summer days, with more overcast skies. Most importantly, the sun is much closer to the horizon in the winter and generates much less heat in the northern states. Winter solar irradiance is typically 20% to 35% of the summertime irradiance for a given location; therefore, a roof surface receives three to five times more sun in the summer than in the winter in north­ern states. Additionally, in many northern states, roofs will be covered by a highly reflective blanket of snow for extended peri­ods of time, further reducing the impact of a darker-colored roof surface on heating energy.</p>
<p>While the financial justification for a new roof is rarely driven primarily by its color, a new roof brings with it an opportunity to benefit from the energy savings and a longer-life inherent to roofs with higher reflectivity.   The reflective nature of TiO2 reduces the heat load from ultraviolet sunlight, resulting in a longer-lasting roof membrane while pro­ducing cooling energy-saving benefits.</p>
